| Why is it… that the obvious is not so obvious? |
| Can anyone climb Mt Everest if they don’t believe they can? Well, yes, I suppose it is possible - if they were fit and plodded upward and if the weather was fine and the conditions were perfect and if they had a good support crew. |
| |
| But in reality life is not like that. On Mt Everest, as in life, there will be hidden crevasses, violent changes of weather, avalanches, wind squalls and just plain fatigue. |
| |
| What keeps you going against all odds is the belief that you can or need to do it. |
| It is the belief that will push you through the fatigue barrier. It is the belief that will drown out that insidious ‘little voice’ inside us that whispers, "you can’t do it… why not give up… you know it’s not worth it… you don’t really belong here… ok, ok, you tried but you failed like you always have before… give up… give up… just give up". |

| That ‘little voice’ that whispers every day … |
"You are not good at maths… give up!"
"You’ve got a bad memory… give up!"
"You can’t possibly speak out in public… give up!"
"Your relationships always break down… give up!" |

| What does your ‘little voice’ say to you? |
| What are those hidden things you wish you had done but you didn’t do or haven’t done? Things maybe you started but didn’t finish because ‘the voice’ said, "...you can’t". Things that have stopped you achieving your potential. |

| I suppose the ‘little voice’ is trying to protect you from harm, from disappointment, from failure. But just like an over-protective parent, when you take away all risk you rob the child of experiencing the success process. |
| |
| The Success Process: |
| Surprisingly, this success process is based on failure. What happens is… you try something… it doesn’t work. You learn something from this failure. You try again, you fail again. So you try again, but slightly differently, and amazingly yes, it works! It may take many attempts, like so many inventors in the past ,who tested devices hundreds of times before they perfected the process. |

| Property Investment is a bit like that. At first it all seems like a maze, a puzzle. However, eventually when you work out how the pieces fit together and you start to make money out of property, it will seem all so obvious. The mistakes you were making in your early attempts but you failed to see are just like those of the inventors. |
| |
| This is how you ‘fail your way to success’. You will face initial setbacks which with persistence you overcome, only to face another. But this time when setbacks happen it is different… because you believe that there has to be a way to do what you want to do. And you say to yourself, "I can do it, I will do it!" |

| Sport also is a great demonstration of the power of belief. |
| I play a team sport. So many times I have been with a team that is behind and struggling. We know we are not the best players. We suspect the individuals on the other team are maybe stronger and more experienced than us. We are behind on the scoreboard and we are struggling. Doubt sets in. Some shoulders start to sag… some players become negative… some are just about give up as the ‘little voice’ within says ‘you can't win...they are better than you…" |

| But others are impervious to these setbacks. They call out… ‘we can do it’, ‘well done’, ‘good point’. They support the doubters. Then it all turns around. |
| |
| The belief that there is a chance to win grows and somehow points seem to go our way. Momentum grows along with our belief and we win! We don’t know how we win but somehow the belief that we could, makes it happen. The flip side is that even if you eventually lose you know you did all you could do and there is a comfort in defeat. You can’t expect more than that. |

| I see examples of the power of belief during and after our workshops. |
| I see people come to our workshops excited but also with that worried look as they wonder is it possible that they could do this. Many have had difficult periods in their lives but are determined to turn it around. But still that self doubt learnt from past failures is waiting to emerge. Then slowly there is a transformation. |
| |
| Somehow or other the ‘little voice’ of doubt and fear is drowned out by the surge of belief and information that investors receive and I see them at the end of the workshop day. You can tell they are going to take action. They talk to you with a light in their eyes and a determination and a belief that things are going to be different. In the weeks after the workshop they go out and use this belief to drive themselves forward… many go out and achieve more in this period than they have in the years before. |

| It’s not just the information. You could get enough information from reading a number of books to get started. It’s the belief that arises from meeting successful investors, seeing their achievements, people just like them. So when they realise, “Hey, they are no better than me. I can do it too.” And away they go and do what they need to do in property with the power of belief and the excitement driving them through the ‘little voice’ that was holding them back. |

| Why do I know this? |
| Well, because the same thing happened to me. At age 40 I was going through a MLC (mid-life crisis) and MCC (mid-career crisis). Looking back, starting from my efforts at High School, sadly my results were woeful. I got a job in the Public Service. I then crashed my sports car, a total write off, and was lucky to survive. I failed my engineering course. I tried all the ‘get rich quick schemes’…and nothing worked. My efforts of making money on the ‘shock market’ were wiped out after a huge crash and all of a sudden I was 40 years old with nothing to lean on except a history of failures. |

| The Mind and the Moneyfinder: |
| I attended a couple of workshops. The first showed me how to take control of my finances with the Moneyfinder and the other showed me how to take control of my thoughts. In the 6 weeks after the course I achieved more than I had in the previous 5 years. | What has all this to do with property? |
| Property investment is all about attitude and knowledge. The knowledge, yes you can get from books, CDs, workshops. But attitude that’s different. Where do you go to get the right attitude? |

It starts inside of you. It is a combination of all that has passed in your life to this point. If, like me, you had a history of failure then take heart, all is not lost. It will just be harder for you when the familiar ‘little voice’ of fear and doubt starts whispering… ‘you cant find a deal’…’there are no deals out there’… ’you are no good at this’… ’don’t do it’ … ’what if you lose your money?’

| How to lose money: |
| The good news is that investment property is very forgiving as long as you buy the right property at the right price. Let’s be honest, sadly, I used to be good at losing money. I was a ‘losing money’ expert! I had plenty of practice. I’ve lost money on shares, property trusts, equity trusts, futures, horses, cars, boats, girls(!), two up, gambling, pokies, scratchies, toss of the coin, Melbourne cup and 2 flies on a wall… but I have never lost a cent on rental property. |

| On the contrary, even though I call myself a ‘failed’ Public Servant, sad but true, I have assembled a portfolio that currently brings in almost $600,000 a year in rent and has a value of over $16 million with capital growth of over $1million per year. And it all started with the belief that I didn’t have to be a Public Service loser. The belief that I could achieve my goals. |

| When you look at the above, I believe it demonstrates that it’s not how smart you are. It’s certainly (in my case) not how good looking you are. It’s not who your parents are or what school you went to. It’s not the government. It’s not your boss or your partner. It’s not even the economy. It is you and it is the belief that is inside you that matters. |

| When you combine your belief together with the correct knowledge and then take action the rewards you receive from sensible property investments are massive. |
| |
| In summary… "Do you need to believe it to achieve and receive it? Yes… absolutely yes!" |
