The festive season can really mess with people's heads. Either that or they don't really understand the full implications of this time of the year and selling property.
This week I had an offer rejected on a property. Nothing unusual about this. I must make sure my clients are buying well so I won't let them pay too much. This does result in some great buying, but also some rejected offers. What was unusual is this person wants to sell, is asking $450k and rejected $434k... in a quiet market... less than two weeks before Christmas!
This means they have about 1 week to secure a sale, or they can virtually forget about selling for at least a month. The agent is going on holidays. Buyers are going on holidays. Solicitors, accountants, inspectors and consultants are all going on holidays.
If you are selling and you get a good offer, or even an average offer in the week or two leading up to Christmas, be sensible and accept it!
